Your roofing isn’t just responsible for protecting your home; it also contributes to around 40% of your home’s curb appeal, which is why you need to keep up its appearances.
While it’s not always easy to tell if your roof needs replacing, there are a few red flags. Nuss Construction Company discusses these five signs.
1. Your Roof is Showing Its Age
The average asphalt and concrete roof has a lifespan of around 20 to 25 years, but this doesn’t account for the elemental damage it experiences. If your roof has gone past the 20-year mark, repair work is useless and it will cost you more in the long run. A full replacement may actually be more cost-effective in this case.
2. Water Damage on the Foundation
A roof that’s past its end of life age isn’t performing as it once did, and you may notice that your house’s foundation is incurring water damage. When we implement home improvement projects, we always inspect the roof first. It may be the priority for your home improvement upgrades.
3. Granules in the Gutters
The best way to tell if your shingles need replacing is if there are granules in the gutters. These granules are the protective covering of your shingles that were stripped off.
4. Missing Shingles
Worse than granules in the gutters are if more than 20% of your roofing is missing its shingles, then it needs replacing. A roof missing shingles can mean it’s losing its gripping capabilities and strength. You can ignore one or two missing shingles, but if there’s more, then consider replacing them with new ones.
5. Daylight through the Ceiling
When you see daylight seeping in through the ceiling or attic space, there’s probably a large leak in the roof. It’s also a sign that the roof itself has been weakened by constant exposure to moisture. Repair might not be the best solution in cases like this when the structural integrity of the roof itself is questionable. Replacement is necessary.
