The Pros and Cons of Building Up and Building Out

When you’re remodeling your home to create more space, homeowners usually have two choices to consider: build up or build out. This can be a tricky decision for homeowners. Thankfully, there is a way around this dilemma and that’s by knowing the pros and cons of each option.

The Pros and Cons of Building Up

When it comes to building up, usually the remodel involves adding another story to your property. If you opt for this kind of remodeling, you won’t need to give up a portion of your yard to add a new foundation for the addition. For this, your contractor will simply have to reinforce the existing foundation and wall structure to support the next floor that you’re adding. Apart from retaining your yard space, another advantage of building up is that you won’t bump into any zoning restrictions that can delay your remodeling project.

Unfortunately, this option also has its own disadvantages. For instance, if your area has a limit on the allowable heights for homes, you may not be able to go through with your project. Other than that, it’s possible that your home improvement contractor will have to tear apart the walls and ceilings of your home to reinforce its structural supports, which can cost you extra time and money to accomplish.

The Pros and Cons Building Out

On the other hand, when you’re building out, you’ll have to sacrifice a part of your backyard to expand your home. For this option, your contractor will bring in a backhoe to dig up your yard and install the new foundation, where your new addition will sit before constructing the walls and roof. Unlike building up, building out brings less disruption to the existing space and your daily routine. And, if you’re doing a small addition, you may be able to do a simple bump out – no need to install any additional foundation whatsoever.

As always, building out comes with its own disadvantages as well. This is because not only will you have to sacrifice some of your yard space to get it done, but you may even require a zoning variance from your town to see if you’re within the legal property line “setback”, which can delay your project for a while.
